Created in 2010, the Newbury Street Aggregation Program II was created to take advantage of improved pricing in the form of higher entrance cap rates and to leverage the success of the initial Newbury Street Aggregation Program I of 22 properties. Similar to Program I, Program II seeks to create value by bringing below market rents up to market levels, standardizing leases, increasing operating efficiencies and optimizing use/tenant mix (adaptive re-use development where appropriate). Moreover, Taurus believes that by increasing the scale of this program in combination with the existing portfolio it will be more competitive in attracting and retaining quality tenants as well as potentially more valuable to a broader range of institutional buyers upon exit. The Newbury Street Aggregation Program II's intention is to aggregate a portfolio of $250,000,000 of mixed-use properties located on or near Newbury Street with the goal of improving Net Operating Income by 30-70% over the projected 7-10 year holding period.
