Indian Hills SH 130 and Decker Road Austin, Texas, USA

Located in Austin, TX, Indian Hills is a 240-acre site planned for a mixed-use development that will include medium-density apartment units, office, warehouse, distribution and neighborhood retail uses. The property has significant frontage on the newest 8-lane highway, a 49-mile toll way extending from I-35, southward to U.S. Highway 183 and has the potential to be a $400 million to $500 million development upon completion. The city is encouraging this type of development in the area, deemed the "Preferred Development Zone." Once this major roadway is complete, entitlements are in place and utilities are properly extended to the site, individual or bulk parcel sales can be completed at the increased market values. The center portion of the site will be used for the extension of Decker Lake Road, the main thoroughfare, along with approximately 3 miles of off-site sanitary sewer and water lines. In August 2010 the Austin City Council voted approving zoning changes and annexation for a growing part of eastern Travis County including Indian Hills.
