In 2010, Taurus purchased a strategically located 48.26 acres land parcel in East Tampa, Florida near the intersections of I-4, I-75 and U.S. 301, the center of industrial real estate in West Florida. Taurus has been successful in securing the approvals for a master planned 609,360 square foot, four building industrial park, named Tampa Commerce Center and was able to achieve over an 80% discount to the market from 2007 comparables. The property was secured for $1,595,000 or $2.62 per rentable square foot. By comparison, during the market peak, permitted sites in this sub market traded for significantly higher per square foot numbers. Duke (REIT) for example, purchased 120 acres of land in April 2007 for $18.80/rentable square foot.
