Since the roaring comeback of the commercial real estate market, we have seen an influx of new developments and many high profile acquisitions. For each such deal, owners must procure the necessary capital that makes the project feasible and ultimately successful. During the fundraising cycle, whether for a new development, acquisition or recapitalization, owners are using some combination of equity, senior financing and subordinated debt to make their transactions possible. How do these three layers of the capital stack differ? How and from where are the funds secured? What role do the funds play in different situations? As President and CEO of Taurus Investment Holdings, LLC, Peter Merrigan oversees the daily operations of Taurus worldwide. Peter has negotiated, structured and closed more than $3 billion worth of complex real estate transactions, spanning over 20 years in numerous U.S. states and 7 countries. Peter is co-founder of Taurus Investments Holdings, LLC, along with Lorenz Reibling and Gunther Reibling. He capitalizes on entrepreneurial opportunities and executes economically viable projects that yield long-term value for both investors and communities.

Fidelity Management & Research Company
Natalie Herald is a member of Fidelity’s Real Estate Debt Group focused on originating high yield subordinate commercial real estate debt across all property types. Ms. Herald joined Fidelity in August of 2010 from KeyBank’s Asset Recovery Group where she spent three years restructuring and working out commercial real estate loans. Prior to Key, Ms. Herald spent eight years at Bank of America originating senior debt as well as mezzanine debt for TriSail Capital Corporation, a subsidiary of the Bank. Ms. Herald’s lending background includes experience in ground up construction, value-add and cash flowing assets throughout the country.
Margaret Mulcahy,
Senior Vice President, Commercial Real Estate Banking, Bank of America Merrill Lynch
Peg Mulcahy has been involved in the acquisition and financing of real estate assets and companies for over 30 years, starting as a Lender with Chemical Bank in New York City. Since then she has worked as an Originator at AEW providing both Equity and Mezz, a Senior Lender at Fleet Bank for Structured Finance for REITs, REOCs and private developers throughout the US, and most recently as a Principal at TriSail Capital Corporation (a Bank of America Merrill Lynch subsidiary)as an Originator for Mezzanine and Preferred Equity investments. Currently, Peg is a Senior Lender at BAML in the Boston office providing construction, bridge, and corporate financing for public and private real estate developers as well as Mortgage Warehousing clients.
Wistar Wood,
Director, AEW Capital Management
Wistar Wood is a Director in the Direct Investment Group, responsible for sourcing, negotiating and underwriting new investment opportunities across several regions and the four primary product types. He has more than 20 years of direct acquisitions experience. While at AEW, he has been responsible for sourcing, underwriting and closing over $1.5 billion of transactions. Prior to joining AEW in 2004, Wistar was a Vice President in the acquisitions area of Beacon Capital Partners and, prior to that, Beacon Properties Corporation. Wistar also has held positions in acquisitions, dispositions and asset management at Cabot, Cabot & Forbes and Copley Real Estate Advisors.
