REAL ESTATE: Commercial Project will be gem of green construction

Kelsey Construction Inc. of Orlando has broken ground on Taurus Southern Investments LLC's 62,500-square-foot Discovery TechCenter II, Building One, in Central Florida Research Park.
Jeff K. McFadden, managing partner of Winter Park-based Taurus, said the two-building, single-story, office/flex-tech complex will feature the latest in green development. It will meet specifications of the U.S. Green Building Council, known as the Leadership in Energy and Environmental Design, or LEED, Green Building Rating System.
Discovery TechCenter II's LEED-CS Gold pre-certification complies with "high-performance standards for sustainable design" and construction of core and shell buildings.
Baker Barrios Architects Inc. of Orlando is the project architect.
Taurus Southern sold four office buildings in Central Florida Research Park for $50.4 million last year, the largest sale in the east Orange County park's history. Taurus has been working in the park since 1990 and still owns 150 acres of developable land in the 1,027-acre commercial park.
Taurus also is building and leasing in its new project, the 593-acre Beltway Commerce Center near
Orlando International Airport.
Taurus is owned by Taurus Investment Holdings LLC, a German-based company that has been doing business in Florida since 1976.
Construction
Sunshine Roofing LLC in Orlando has signed a contract with Horizon Building Corp. of Kissimmee
to install a roof for Trafalgar Village in Ponciana. Sunshine President Jim Adkins said the project involves the first of three commercial/retail buildings being constructed in Poinciana to complement the community of Trafalgar Village.
Kissimmee-based Terry's Electric Inc., one of Florida's leading electrical contractors, completed more than $1.4 million of work at the new, 35,000-square-foot
Cocoa Beach
High School of Performing Arts in Cocoa Beach. W.G. Mills Inc. of Sarasota was general contractor for the project.
Relocations
Imperial Builders & Supply Inc. has moved into new headquarters in Apopka, a 37,000-square-foot manufacturing and office complex constructed completed by Builders Unlimited Inc. Imperial Builders manufactures commercial greenhouses and sells a complete line of greenhouse building material, including irrigation supplies. Mike Grandey is president of Imperial.
Crescent Resources
LLC has moved its development-and-leasing division to new offices at 201 S. Orange Ave. in downtown Orlando. Ida W. Rood, vice president of commercial leasing for Crescent Resources in Florida, said the company's property-management division, which oversees more than 1 million square feet of office and commercial space in the Orlando area, has moved into the new Central Florida Educators Federal Credit Union building on Primera Boulevard in Lake Mary. Rood said Crescent Resources has plans for more than 3.7 million square feet of commercial development in the Orlando market. Crescent Resources is a joint venture of

Real Estate Fund.
Remodeling
Cuhaci & Peterson Architects, based in Orlando's Baldwin Park, was recently awarded a contract to remodel more than 35,000 square feet of retail space in the Victoria Square Shopping Center on Courtney Parkway in Merritt Island. Lonnie Peterson, chairman, said David Noble of Victoria Square Partners, based in Hallandale, is the developer. Work on the Brevard County project is expected to get under way in early fall.
